CASE STUDY: FITZSIMONS REDEVELOPMENT AUTHORITY

Challenge:
Create Shared Tenant Use IT Infrastructure

Established in 1995 by the City of Aurora, Colorado, the Fitzsimons Redevelopment Authority (FRA) was responsible for the $2 billion redevelopment of the former Fitzsimons Army Medical Center that was officially closed in 1999. The project was anchored by a new 217-acre campus of the University of Colorado Health Sciences Center and a 160-acre Colorado Bioscience Park.

 

The initial phase of the Colorado Bioscience Park, the 60,000 square foot Bioscience Park Center, was specifically designed to accommodate start-up biotechnology and biomedical companies in a scientific entrepreneurial community.  

 

Following the initial design phase of the BioScience Park Center, EE and Associates was awarded a competitive bid for the design, procurement and implementation of a building-wide communications infrastructure. This infrastructure included inside/outside cable plant, voice system and circuits, data equipment (LAN, WAN and Internet) to serve multiple tenants.  Because this infrastructure was not included in the General Contractor’s or other subcontractor’s scope of work, EE and Associates provided construction management services at the request of the FRA.

Solution: Develop RFP for Vendor Selection and Design IT Infrastructure

Responsible for the design, procurement and implementation of the information technology infrastructure to create shared tenant use in the Bioscience Park Center.

 

RFP Development

  • Authored Request for Proposal (RFP) for cable plant design, voice system and data network equipment. Evaluated responses for compliance to specifications and recommended vendor.

 

Voice, Data, Internet Sub-Systems

  • Designed and implemented a growth- oriented system including telephone switch, LAN, WAN, CAN. This included internet and carrier selection.

 

 

Cable Plant

  • Designed high performance twisted pair and fiber optic cable plant including cable for research and laboratory facilities.

  • Designed customized solution of a dedicated ultra high -speed broadband connection to University of Colorado Health Sciences Center.

  • Developed CAD drawings for construction team with jack, conduit and cable tray locations.  Designed Outside Plant  manhole and conduit banks to incorporate carrier, tenant, owner and utility coordination requirements.
